Edifício inacabado, métodos de reabilitação: Estudo de caso

Abstract

O estado de conservação das construções, em geral, depende de fatores internos e externos. A presença de água, sujidade, poluição, variação de temperatura e movimentos não previstos, são alguns agentes de degradação presentes nos edifícios.Sendo assim, necessário, analisar as anomalias geradas por esses fatores, entender suas causas e as possíveis técnicas de reabilitação de cada elemento. As técnicas de diagnósticos e reabilitação devem ser consideradas e executadas de forma rigorosa, pois são tarefas complexas, e há a dificuldade de estabelecer ligação entre ambas.Para a reabilitação, além do estado de degradação do edifício, é importante analisar custos, tempo de execução, transtornos e desconfortos gerados para os ocupantes. No Brasil, o segmento de reabilitação de obras antigas, vem se desenvolvendo com metodologias tradicionais e com trabalho informal. Porém com a evolução de técnicas e a maior iniciativa de contratação de profissionais habilitados, o segmento da reabilitação tende a ser mais eficiente e necessário para a conscientização da importância e redução de custos com a manutenção.Além dos edifícios antigos, há na cidade de Campo Grande, Brasil, algumas edificações as quais foram abandonadas e que necessitam de reabilitação para que voltem a ter funcionalidade. Para iniciar obras de reforço e reabilitação em obras inacabadas, é imprescindível analisar todas suas estruturas, realizar relatórios de patologias existentes e assim formular os métodos de reabilitação.

The constructions, in general, depend on internal and external factors for their conservation. The presence of water, dirt, pollution, temperature variation and unforeseen movements are some of the degrading agents present in buildings. It is then necessary to understand the anomalies generated by these factors, define their causes and the possible techniques of rehabilitation of the building. Diagnostic techniques and rehabilitation techniques must be considered and executed in a rigorous way, because they are complex tasks, and there is the difficulty of establishing a connection between them. For the rehabilitation, besides the state of degradation of the building, it is important to analyze costs, execution time, inconveniences and discomfort generated for the occupants. Brazil, the segment of rehabilitation of old works has been developing with traditional methodologies and informal work. However, with the evolution of techniques and the greater initiative to hire skilled professionals, the rehabilitation segment tends to be more efficient and necessary for the awareness of the importance and reduction of maintenance costs. In addition to old buildings, there are in the city of Campo Grande, Brasil, some buildings that have been abandoned and need rehabilitation in order to bring them back to functionality. In order to start strengthening and rehabilitation works on unfinished buildings, it is essential to analyze all their structures, perform existing pathology reports and thus formulate the rehabilitation methods.
