Abstract: We are witnessing an increasingly concern to reduce energy consumption, either by using more efficient equipment or by better rationalizing energy consumption in our day-to-day life. Energy consumption in buildings has been growing in recent years, having exceeded consumption from the industry. The increase in world population as well as the increase in the number of building services are two causes pointed to this growth. In view of this fact, Building Management Systems (BMS) have an increased role in a better and more efficient way of energy consumption in buildings, especially in lighting and air conditioning. In order to ensure that these systems adequately meet their objective, it is necessary to ensure that a maintenance activity is carried out to prevent failures that may occur during the operation of the BMS, as well as to correct problems that have occurred in order not to disturb the activities developed in the buildings, as well as to guarantee a level of satisfaction of its occupants.For this dissertation, the Building Management System of the Department of Electrical and Computer Engineering (DEEC), belonging to the Faculty of Science and Technology of the University of Coimbra, was used as the case study. This BMS has been subject to several changes over the years, both in the circuits it controls, and in the strategy used to control them. Some of these changes made the maintenance activity of this system more difficult, because it was difficult to perceive the way the system behaved, or the way it controlled the circuits, so that the maintenance of the SGT was, as of the beginning of this dissertation, to be carried out incorrectly.In order to overcome this, this dissertation proposed, as an objective, the elaboration of a Guide to Support the Maintenance of the BMS of DEEC, stating a list of procedures to be implemented in order to avoid problems coming from circuits controlled by the SGT, as well as the creation of a tool that allows to test the relays that exist dispersed by the various electrical boards of the building.
Cada vez mais assistimos a uma preocupação em reduzir o consumo de energia, seja por utilização de equipamentos mais eficientes, seja por uma melhor racionalização do consumo de energia no nosso dia a dia. O consumo de energia em edifícios tem vindo a crescer nos últimos anos, tendo vindo a ultrapassar o consumo proveniente da indústria. O aumento da população mundial, bem como o aumento do número de edifícios de serviços são duas causas apontadas para este crescimento. Atendendo a este facto, os Sistemas de Gestão Técnica (SGT) têm um papel acrescido numa melhor e mais eficaz maneira de consumo de energia nos edifícios, principalmente na iluminação e climatização.De forma a garantir que estes sistemas cumpram o seu objetivo de forma adequada é necessário garantir que é feita uma atividade de manutenção que previna falhas que possam acontecer no decorrer do funcionamento dos SGT, bem como corrigir problemas que tenham ocorrido, de forma a não perturbar as atividades desenvolvidas nos edifícios, bem como a garantir um nível de satisfação dos seus ocupantes.Para esta dissertação foi usado, como estudo de caso, o Sistema de Gestão Técnica do Departamento de Engenharia Eletrotécnica e Computadores (DEEC), edifício pertencente à Faculdade de Ciências e Tecnologia da Universidade de Coimbra. Este SGT tem sido alvo de várias alterações ao longo dos anos, quer nos circuitos que controla, bem como na estratégia utilizada para o controlo destes. Algumas destas alterações fizeram com que a atividade de manutenção deste sistema ficasse mais difícil, por dificuldade em perceber a forma como o sistema se comportava, ou a forma como controlava os circuitos, fazendo com que a manutenção do SGT estivesse, à data do início desta dissertação, a ser efetuada de uma forma pouco eficaz.Para colmatar este facto, esta dissertação propôs, como objetivo, a elaboração de um Guia de Suporte à Manutenção do SGT do DEEC, enunciando uma lista de procedimentos a executar por forma a despistar problemas provenientes de circuitos controlados pelo SGT, bem como a criação de uma ferramenta que permita testar os relés que existem dispersos pelos vários quadros elétricos do edifício.
